There are a number of common themes to each of the design options set out in the Draft Development Framework:

Central open space:
Each of the options include a new landscaped area of green space surrounded by residential buildings, a new school and shopping and social facilities.

|
Better connection to surrounding neighbourhoods:
One of the main aims of the redevelopment is to improve the pedestrian access to areas such as Poplar and Mulberry Place Town Hall. In addition, it is proposed that Poplar High Street is extended eastwards to connect with the East India Dock area.

|
|
Mixed community:
In each of the options it is suggested that new shops and commercial facilities should be located close to the bus terminus and Docklands Light Railway Blackwall station.

|
Height and scale of the buildings:
Careful consideration has been given to the height of the proposed new buildings to create a design that will
- protect the new green landscape from noise from the surrounding roads
- protect the area against the prevailing south westerly winds
- provide dramatic views of the cityscape, with the towers of Docklands to the southwest

Height and scale of the buildings:
One or two high towers to the south will provide a landmark and gateway to the area. These towers will also help to pay for improvements to the council housing through an agreement with the developer.

Housing mix :
In the various options, housing has been located to make the best use of the available space and facilities. For example family housing would be located near the green parkland, while smaller homes would be located towards the edge of the site.
