Option 2:
- Replacing Robin Hood Gardens
- Robin Hood Gardens would be demolished and replaced with new high quality housing, allowing the central green space to be enlarged
- A section of the Blackwall Tunnel Approach would be covered as in Option 1
- A larger number of new residential units are proposed for the Tunnel Approach as they would no longer need to match the size of Robin Hood Gardens
- The larger number of units would offset development costs and contribute the maximum amount of funding towards community facilities elsewhere on the site
|
- Maximum financial gain for community facilities and regeneration programme
- Existing poor quality housing in Robin Hood Gardens would be replaced with high quality energy efficient homes
- A large range of home sizes and tenures can be offered which would attract a balanced community
- It is envisaged that exiting council residents would have the opportunity to move into a new home in the area
- The main open space will be significantly larger then the one that exists today
- More widescale regeneration provides the best opportunity to design out areas at risk of crime and anti-social behaviour
- Viability of the cover over the tunnel approach, with its consequential environmental benefits, is improved with greater housing numbers
|
- Disruption to tenants, due to requirement to move from current homes for longer period than Option 1 while they are demolished and replaced
- Some new homes might be smaller than current dwellings
- New housing would be allocated on the basis of housing need. This means you would be allocated a new home base on your household size and such things as the ages and sex of any dependent children and any special needs you have (health wise or a disability).
